Who we are
Tahanan is the home-buying app of To be confirmed: company's registered name (“Raemulan Lands”, “we”, “us”), part of Joy~Nostalg. We are the personal information controller for the data you give us in the Tahanan app and on this website.
This policy explains what we collect, why, who we share it with, how long we keep it and how you can use your rights under the Data Privacy Act of 2012 (Republic Act No. 10173) and its implementing rules.
What we collect
When you sign up
- Your first and last name, email address and mobile number
- Your birthdate and gross monthly income
- Your password (stored in a form we cannot read)
When you book a home
- The unit and the seller linked to the booking QR code you scan
- The type of ID you choose, photos of your ID and a selfie
- The result of the face match between your ID photo and your selfie
- Payment details for the consultation fee, such as the amount, method and reference number
When you complete your application
- The answers in the Customer Information Form, such as your address, civil status and employment
- Details of your spouse or co-borrower, when you or they provide them
- Documents you upload, such as a COEC or payslip and other requirements
When you use the app
- Messages you send to our support team
- Your app settings, such as appearance and notification preferences
- Basic device information needed to run the app and send notifications
Face ID and fingerprint login are handled by your phone. We never receive your fingerprint or the face data your phone uses to unlock.
How the face match works
When you attach your ID and a selfie, the app compares the face on your ID with your selfie on your phone. The comparison itself does not send your photos anywhere. It produces a match rate.
- A high match rate verifies your ID automatically.
- A middle match rate lets you continue, and our team reviews your ID.
- A low match rate, or no face found, lets you retake the selfie, upload another ID, or continue for review.
Your ID photos, selfie and match result are then sent with your booking so our team can confirm your identity. Every booking is reviewed by a person, never decided by the match rate alone.
How we use your data
- To create and secure your account, and keep you signed in
- To book your chosen unit with your seller and process the consultation fee
- To confirm your identity
- To review your application, including System pre-qualification, which compares the typical total contract price of the unit with the income on your documents
- To send reminders, such as on Days 1, 3, 5 and 7 of your form deadline, and updates about your application
- To answer your support requests
- To meet our legal obligations, such as keeping payment and tax records
- To improve the app using combined data that does not identify you
Our legal basis
We process your data because you consent to it, because we need it to act on your booking and enter into a contract with you, because the law requires it, or for our legitimate interests in running a safe and reliable service, as allowed under Sections 12 and 13 of the Data Privacy Act. You can withdraw consent at any time; this may stop us from continuing your application.
How long we keep it
We keep your data while your account is open and for as long as your booking or application needs it. Records the law requires us to keep, such as payments, receipts and signed documents, are kept for the period the law sets. After that, we delete or anonymise them. To be confirmed: retention periods per record type (Legal)
How we protect it
- Your data travels over encrypted connections.
- Only people who need your data for your booking can see it.
- Your sign-in refreshes every 3 hours; if it cannot, the app asks you to log in again.
- The face match comparison runs on your phone.
Your rights
Under the Data Privacy Act, you have the right to:
- be informed about how your data is processed
- object to processing
- access your data
- have inaccurate data corrected
- have your data erased or blocked
- be indemnified for damages

Delete your account and data
In the app, open Profile, then Delete account. You can also send us a request from the Delete your account page, without the app.
We delete your account and personal data. If you have an open booking or loan application, our team contacts you first. We keep only the records the law requires, for as long as it requires, and email you when we are done.
Children
Tahanan is for adults buying a home. We do not knowingly collect data from anyone under 18.

When we change this policy, we update the date at the top and tell you in the app if the change is significant.
