These terms are an agreement between you and To be confirmed: company's registered name (“Raemulan Lands”, “we”) for the Tahanan app and this website. By creating an account or booking through the app, you agree to them and to our Privacy Policy.
Who can use Tahanan
You must be at least 18 years old and able to enter into a contract under Philippine law.
Your account
- Give accurate details and keep them up to date.
- Keep your password private. You are responsible for activity on your account.
- If you turn on Face ID or fingerprint login, anyone your phone lets in can open the app.
- Tell us right away if you think someone else is using your account.
Communities and units
Photos marked as an artist's rendering or sample are for illustration. Prices, availability and monthly amounts in the app are a guide and can change. The final terms of your purchase are in the documents you sign with Raemulan Lands.
Booking and the consultation fee
You book a unit by scanning the booking QR code from your seller, confirming your identity and paying the consultation fee. The fee is ₱10,000 by default and may differ by project or event; the app always shows the amount before you pay.

Your 7 days to complete your file
After you pay, you have 7 calendar days to complete the Customer Information Form and upload your requirements. We remind you by email and SMS on Days 1, 3, 5 and 7.
If your file is not complete by Day 8, the application is cancelled automatically and the consultation fee is forfeited. To be confirmed: Legal approval of this wording
Your documents and information
Everything you submit must be true, complete and yours to share. If you add a spouse or co-borrower, you confirm they agreed to share their information for your application.
Pre-qualification is not loan approval
System pre-qualification compares the typical total contract price with the income on your documents. Passing it moves your file to official pre-qualification. It is not a loan approval; your financing partner makes that decision.
Payments
Payments are processed by third-party payment providers under their own terms. We receive confirmation of your payment, not your full card number.
Using the app fairly
- Do not use another person's identity or documents.
- Do not try to break, overload or reverse-engineer the app.
- Do not use the app for anything unlawful.
Our content
The app, its design, photos and text belong to Raemulan Lands or its licensors. You may use them only to use the app for yourself.
Limits of our responsibility
We work to keep Tahanan available and accurate, but we provide it as it is. To the extent the law allows, we are not liable for indirect losses or for delays caused by events outside our control. To be confirmed: limitation of liability wording (Legal)
Closing your account
You can delete your account at any time in the app (Profile, then Delete account) or from the Delete your account page. We may suspend an account that breaks these terms.
Governing law
These terms are governed by the laws of the Philippines. To be confirmed: venue for disputes (Legal)
Changes to these terms
When we change these terms, we update the date at the top and tell you in the app if the change is significant.
